Requirement for major schemes

Building Works

As part of the Council's objective of trying to continuously improve services, we are seeking to ensure that applications for planning permission contain all the information needed for the Council to make a decision from the point at which they are registered.  Providing all necessary information will ensure that consultees have a full picture of the proposed development and will help Planning Officers to deal with the application efficiently and in the long run should help to obtain a speedier decision.  A major application is defined as;

"Being 10 or more dwellings or an application site of 0.5 hectares or more.  For commercial or industrial development a major application is defined as being 1,000m sq floor space or more, or an application site of 1 hectare or more"

The Council encourages developers and their agents to enter into pre-application discussions regarding development proposals to identify any issues that may be relevant.

Note: For all applications that fall within the definition above, a checklist must be submitted that has been signed and dated.  Should an application be submitted without all of the necessary information, it would result in a delay in the registration of the application.
