How do you decide which band my property is in?
The amount of Council Tax you have to pay depends on the valuation band of your property and the number of adults (people aged 18 or over) living in your property. Each household is placed in one of eight valuation bands by the Listing Officer, who works for the Valuation Office Agency. The Valuation Office Agency is part of the Inland Revenue. Each valuation band has a range of values. We will set the Council Tax and the amount you will have to pay is based on the valuation band of your property.
The band is based on the value of your property on 1st April, 1991, as follows:
A | Not more than £40,000 |
B | £40,001 to £52,000 |
C | £52,001 to £68,000 |
D | £68,001 to £88,000 |
E | £88,001 to £120,000 |
F | £120,001 to £160,000 |
G | £160,001 to £320,000 |
H | More than £320,000 |
The lowest band is band A from £0 to £40,000.

How long does it take for a new property to be banded?
Firstly, your property has to be reported to the Listing Officer, who works for the Valuation Office Agency (the Valuation Office Agency is part of the Inland Revenue). The Listing Officer has to decide which valuation band the property is in and notify us before we can set your property up on the system and send you a bill. Sometimes a property is not reported straight away, or the valuation of the property cannot be done straightaway and this causes a delay.
