Council Tax valuation bands

Every domestic property has been valued by the Listing Officer who is an officer of the Valuation Office Agency. The value is based on the open market value of the property as at 1st April, 1991. Once it has been valued, it has been placed into one of eight broad valuation bands. The table below shows the values which have been used:

VALUATION BAND
OPEN MARKET VALUE AS AT 1ST APRIL 1991
A
Not more than £40,000
B
£40,001 to £52,000
C
£52,001 to £68,000
D
£68,001 to £88,000
E
£88,001 to £120,000
F
£120,001 to £160,000
G
£160,000 to £320,000
H
More than £320,000

Please note: If you are buying a house in the Doncaster area the current Council Tax band may increase once the sale has completed. This is because any property that has been improved, for example by building work, will be revalued when a sale occurs. If the improvements are significant enough to move the property into a higher Council Tax band then the Council Tax Office must charge the purchaser at the higher rate. If you have any concerns about this you should contact the Valuation Office in Sheffield on 0114 2894600.

Valuation Appeals

Everyone could appeal against the valuation band of their property from 1st April, 1993, when the Council Tax was introduced, until 30th November, 1993.

From 1st December, 1993, you can only appeal against the valuation band of your property for one of the following reasons:

If you are thinking about making an appeal against the valuation band of your property, please remember that the valuation was based on property prices as at the 1st April, 1991. You cannot compare the price of a property you have recently bought to the valuation band the property is in.
